The freeholder via the managing agent will levy a fee to record the fact youve charged the title by way of mortgage too, so I'd budget a ton for that too.

Tbh I fucking hate leasehold there are so many ways for you to get your pocket picked.

The rest of the fees look OK.

Thanks buddy, worth being aware of - I'll add it into my 'sundry bastard tax' list (a list that's getting depressingly long). Appreciate the response.

Honestly if I could get a freehold for under £200k in London I'd bite the guy's hand off, but sadly that boat has sailed a while ago. One day!
