    Wouldn't be quite so bad if the recess was actually deep enough to get the stamped tin foil spanner onto the nut. But in the event, two out of four aren't.

  • And those 4 nuts are the only things keeping it sofa shaped so it's reasonably important to be able to tighten them up.

    Would have been worth just checking that the idea actually worked.

  • Looks like they are using a much cheaper version of a fixing that works in that fairly standard size hole to save a couple of quid each corner. I guess having a selection of spanners to hand would make it less frustrating.

  • Std spanner is difficult to get into the hole cos of the lack of clearance. Pair of narrow nose pliers and a lot of swearing has got it reasonably solid.

  • The freeholder via the managing agent will levy a fee to record the fact youve charged the title by way of mortgage too, so I'd budget a ton for that too.

    Tbh I fucking hate leasehold there are so many ways for you to get your pocket picked.

    The rest of the fees look OK.

    Honestly if I could get a freehold for under £200k in London I'd bite the guy's hand off, but sadly that boat has sailed a while ago. One day!

  • Cheers, will add them to the list. For anyone that's interested, we had jigsawbrickwork.co.uk round to quote, they've done a few similar houses near us in E17 and the results look good. Only thing I was unsure of was they use a brick sealant after grinding the face of the bricks back, but were unable to say how long it would last or what the long term effects would be...

  • It depends on how soft your bricks are, whether or not you'll have to seal or not. I believe it's something like once every five/ten years.
