  • Morning raskets. I think I've FINALLY scraped my 5% deposit together.

    I know that's not going to be enough to cover all the expenses though - lawyers, mortgage setup fees, surveyors, etc. What should I be budgeting for that?

  • anyone know how to get rid of cats shitting all over my front garden? at first it was quite funny that they decided to take an interest but now it's getting very tiresome. it's now at the point where the smell wafts into the living room through the front window when its open! i've tried the repellent powder stuff and also orange peel but this isn't deterring them. any other ideas? the smell is awful.

  • I'm sure they'd do guttering. As would any decent builder. I guess you just want to find someone who won't fuck it up as it's a fairly important part of a roof. With stuff like that, I tend to stick with people who I'm positive will do a good job, even if it may cost more than some others.

  • Yeah, so Stamp Duty £1,700 is the only cost (I think) which is really going to fluctuate based on the value of the property you purchase.

    On top of that you're going to want £1,500-£2,000 for a solicitor (can probably get cheaper if you go for one of those online solicitors) then in my case just under £2,000 for various surveys, valuations, disbursements, product and land registry fees etc. A decent solicitor should be able to give you a really clear view of all that and the stage of purchase at which each of the items become payable on a no-obligation basis.

  • Cool - appreciate the breakdown and advice. So really I'm looking at saving another minimum of £6k and most likely closer to £8k. Christ. Doable, but Christ.

    There's very little out there - I'm at the bottom of the market but I can get a one bed flat in Leyton or the shitty bit of Homerton for that. It sucks but the alternative is to keep renting in a nice bit of Clapton and waiting to be pushed out when the rents inevitably rise.

  • £4k seems pretty high for solicitor and searches, etc. I'd have thought about half of that unless it's particularly complex.

    Maybe a little more depending on what valuation you go for and mortgage fees (although these are often rolled into the mortgage)

  • Possibly. You could definitely get a solicitor with a lower basic fee and you can (potentially) save a bit on home surveys if you piggy-back on the lenders valuer and stuff but I wouldn't want to be banking on spending a lot less than that personally (especially as it sounds as though OP doesn't have a lot of wiggle room if it turns out he's under-budgeted).
