  • I seem to be close to acquiring a flat in crystal palace, and shit is getting real. Terrifying, but exciting at the same time. This is a first time buy and fuck me but fees etc are expensive!

    Any recommendations for solicitors in Crystal Palace for conveyancing?

  • On Central Hill, near the "much desired" and "vibrant" triangle, in estate agent parlance. Good hill training potential around those parts but I'm reconsidering 44/16 on my stupid heavy rack bearing Pompino....

  • I do Gipsy Hill everyday on 52/19 on a converted Bob Jackson, you'll be fine.

  • I live just off Gipsy Hill, welcome to the area it's awesome. Loads of good pubs, bars and restaurants. Quite happy that I only have to go about 1/2 way up Gipsy Hill everyday though. Certainly a work out but easily doable. I ride 46/17

  • Don't worry about getting one nearby, it makes no difference, you'll never meet them. There were a variety of suggestions a few pages back.

  • Actually, in contrast with previous conveyancing solicitors I have used, it was very nice to be able to pop into the office to talk through things, run through contacts together etc. It really helped to smooth the whole process.

  • I did my conveyancing from a distance, wouldn't do that again. Being able to visit their office would have made the process less stressful.

  • Same - emails and phonecalls are too easily ignored

  • Thanks all - yes, interesting one about local vs not conveyancers. The price difference is huge though. Will have to scratch my head about that one.

  • I used a firm in Great Yarmouth to buy my flat in London. They made me visit once, just to prove I existed. Dad recommended them. Distance wasn't an issue. They were cheap, but not massively different to London prices.

  • The solicitors for our sale are driving me nuts. We're supposed to complete a week from today and we still haven't exchanged. Yesterday they decided we needed to answer a whole load of new queries and provide documents that don't exist (letters of consent from the landlord when there IS no landlord etc). They are now demanding written statements from all 16 freeholders in the building consenting to the sale of our flat. This is something that none of the other residents or any of the directors or the accountant have ever been asked to provide on any sale in the last 10 years. So I asked our solicitor if these new queries were reasonable and they replied they were totally normal. So why has it taken them eight months to raise the issue the day before we are supposed to exchange!? Fuckers. We now have next to no time to pack and book removals etc. Fucking gah!

  • I'd be threatening to pull the sale.

    "16 freeholders in the building consenting to the sale of our flat." is just bullshit. Who has ever heard of anything like that before?

  • The firm may have had their trousers pulled down at some point in the past for overlooking something and are now being overly cautious.

    Mine gave me more of a hard time than my lender did over money laundering checks.
