Cool, I guess its [art nerves and part my over controlling OCD... that example you give sound like a good way for an asshole to fuck over people they pay to do something, I was after a way of safe guarding things so I don't end up sans bathroom and some sort of magically increasing bill "sorry mate, nothing I can do about it, that valve's not up to regs, going have to replace your whole flat".

It's not that usual for small works, i.e. the amount you are doing. If you're above £50k then probably but it's usually not worth the paper it's written on if push comes to shove. I've heard of multimillionaires who insist on contracts which the builders always fall foul of and end up with penalties deducted from their money.
