Nope.
Coat hooks were a finish/fixture which were not included in the sale inventory. -
• #14403
Interesting; that's not how it was explained to me when I had a similar debate with a vendor who wanted to "sell" me some stuff that was fixed to the walls.
Did you get the coat hooks back?

When are you looking for the work to start as my architect has a decent builder and is planning to do my conversion the next few months?
Probably not for at least a month as we need to get permission from building control. We have the drawings ready for the application but they need a figure for how much the structural, electrical and extra drainage for new shower etc is going to cost.

What's a rough estimate for having a concrete shed base put down? The shed is 6' x 6'.
@stevo_com didn't you get this done fairly recently?
-
• #14406
Yep, 9x7 base for an 8x6 shed was just over £600
-
• #14407
Was at least 6" thick

Seller has finally (!) accepted my offer in writing. It took them many weeks (a decent chunk of the proposed time from offer to completion). They had verbally accepted on the day I made the offer... And now their written version contains a bunch of extra clauses. Probably stuff I can work around, especially since my offer has technically been withdrawn (it only had a week's validity) but it's just a pain.
The most annoying thing is they want to know how much I'll offer for the cooker, fridge etc. The answer would be zero because their solicitor told me they were included. I'm offering them substantially over asking price and over valuation already, so to try to chip out a few extra quid like this makes them seem incredibly petty.

Cheers, not fitted but described as included when I viewed, so yeah I'll be offering them a handful of peppercorns. They live hundreds of miles away, so I'm almost tempted to invite them to come back and collect...
-
• #14410
Demand they get rid of them. That'll make their day.
-
• #14411
Just make sure they don't make off with the coat hooks at the same time.

I'd quite like to know how, or if, this has been resolved.

Moved back to my flat yesterday. I complete in a week if the landlord's solicitors send an amended document out. The oven which I put in brand new two years ago and which I have used about 20 times no longer works. It went out of warranty on fucking Friday.
That's another £270 I didn't expect to have to spend. -

One has to think it was intentional. Baumatic have since gone bust and Hoover Hoovered up the assets, so not a good policy for them.
Still the new one is another Baumatic because it was the cheapest, and my buyer has been a pain in the dick so fuck him two years down the line.

I think I see where you went wrong.

You used your oven ten times a year?
-
• #14418
Your mum's oven. Obv.

• #14419
Haven't really been living there for about 6 months, so a little better average than that but yeah. Never really have oven-y food.

Our Mortgage fell through on Tuesday. The pitfall of one of the mortgage holders being american and not having permanent right to remain. The mortgage broker knew this though. I'm pretty sure it was his fuck up.
Looks like we have another one now, although the lender wouldn't give us the same amount so we've had to find an extra 20K!!! It's fine. I like baked beans. -

Sorry to hear this.
We are a bit nervous if/when we come to remortgage in a few years because one of us may be receiving a USD salary and most lenders say that your income has to be in sterling.
-
• #14422
That sounds awkward. I'm guessing that situation changed since getting the mortgage?
I never liked having savings anyway. And who needs to do work on the house?! But on a serious note, we'll owe that much less which can only be good.

Exchanged!
Everything was a bit rushed last minute with a deadline of yesterday... for which we were given a days notice.
We're looking forward to finally having a permanent home. Can't believe it's almost been 2yrs of constant moving.
It's going to be weird leaving London, but different stage in life and all that.
Our parking issue was resolved once our solicitor remembered her basic land law and that breached restrictive covenants weren't enforceable after 20yr of breach. Hilariously in their T&C they have the right to publish any feedback. I'm assuming they won't publish ours.
Does anyone have any recommendations for cheap Van hire?

My bosses mother in law is selling her expensive house in Herts, and although I'm getting all this info probably 4th-hand, some buyers can be right pains in the cunnys can't they; waahhhh it's in a flood risk area, drop the price (it's not), waaahhh the insurance will be higher, drop the price (it won't, it's not a flood risk), waaahhh the septic tank needs replacing (it doesn't, but let's update it anyway just to keep the deal going), waaahh the replacement's going to cost 18k but I want you to stump up 20k to cover the inconvenience (of which there will be none), waaahh there are trees in the neighbours garden that might fall on the house, knock them down!
If she wasn't so desperate to sell and buy a place she's fallen in love with it'd be great to just pull the rug from underneath the twat.

Why toast when you can roast?
Coat hooks are fixed to the wall? In which case, you sold them with the property, rather than "left them".
