I grew up on Ashburnham Grove in the 80s. Many a happy memory of building skate ramps in the play street next to the pub and exploring the abandoned school at the back of our garden. I would dearly love to live there again but there's no way I could ever afford it.

When I moved to Green Lanes on the first day I saw someone get booted whilst on the floor from about half a dozen people in the Queen's Head pub. Shortly after that I saw someone fighting a bus (cracked the windscreen with a flying headbutt, saw him the next day with a hugely bruised face).
It now has a variety of organic stores, bars, coffee shop/musical instrument shop ...

Speak to your broker, in my case the valuation fee of the mortgage company was waved as the home buyers report stated the value and they were happy enough with that, it is also the sellers responsibility to ensure the home buyers report is up to date, also, read it carefully as some of the assesors hardly do anything for their money, our house was all 1's, but we found rotten window frames which are in dire need of fixing.

Yeah. When I first moved to the area there was that daytime shootout up by Iceland Green Lanes.
Moved to Seven Sisters a couple of years ago. There's now a sushi bar, yoga-coffee-shop, and "bar/performance/pizza" place Styx.

Things are gaining some momentum for me in the flat-hunt. I've viewed 5 places this weekend, and a couple a fortnight ago. I've also been watching online listings for a long long time and have looked at details and condition reports for a fair few more.
From all this I have a good idea of what I want, what I would compromise on, and what I might realistically get. Two that I saw this weekend would tick enough boxes. I've noted interest so should get an opportunity to put in offers, but being in Scotland they're closed bid systems so I have to decide how much I reckon they're worth, and how much I am willing to overbid.
Either of them would make me really happy if I'm honest. One is a bit cheaper, so a more reasonable mortgage and more equity. The other is a stretch but do-able at a push, and could be a much better investment as it's bigger and has an extra room. Both would work out okay in terms of LTV.
