We made an offer on a house before we bought our current one. We hit asking as we thought it warranted that and was about £60k under our budget.
We were chain free, mortgage and solicitor ready, deposit ready - the vendor had to make a decision on us and another bidder, we were very confident.The tit decides to go with the other buyers even though they were £15k under what we offered.
His reason...
They were first time buyers and knows how difficult it is to get on the ladder!

For my parents house in Edinburgh, the "valuer" walked up the road with his dog (weird, I know) and looked at the house from the other side of the road. Seemingly just checking that the house existed. I don't know if anyone came to even look at my house in London. They certainly didn't get to see how awful it was inside, and I paid a lot over asking.
I wouldn't worry about the Home Buyers Report / Valuation. It's worth what people are willing to pay.

When I was renewing my mortgage last time round Nationwide gave my flat a value about £40k above other mortgage providers which gave me a better LTV. When I tried to get a deal with another provider with that increased value they sent a valuer round and they valued it at less than Nationwide so I couldn't get the other mortgage (in London).

I know this isn't actually news, but... was out in West London last night and for a pokey 2 bed flat (much like mine) you are looking at around 1mil. 1 mil. For a 600 sq foot flat. Insanity. Location really is everything (not news at all).

Would put my house at around 425kMove half a mile toward Greenwich and the same house is 650k

Another half a mile (in the posh bit). Easily over a million.

Holy cow that house is nice. I don't think it's too bad for that price. The flat I saw was a top floor of a period mansion block, low ceilings and small thick windows for not much less than that.
Kinda wish i was rich, but don't think I would want to live around rich folks. -

Which is why a 4 bed house in Walthamstow can be circa £900k. The wave of money washes outwards and suddenly places which were "i'd rather die than live in xxxx" for a certain sort of people are now somewhat desirable.
So part of me is slightly annoyed that I now live cheek by jowel with sort of people who previously would rather have died but they sold their two bed flat overlooking Clissold Park for £750k and needed a house now that little Hattie has arrived.
The other part of me is quite pleased that I can now get decent coffee at the end of my street.

I feel your pain bro. Everyones disliked by someone, even us. Roman road is finally getting slowly "gentrified". There is a nordic cafe selling "foraged salads" (seriously, get a grip people) and a few decent coffee shops (not that I drink the crap) I just hope the number of twats with prams doesn't increase anymore, most the local pubs are pretty much creches these days, yeah it's great you've got a kid, but it might be nice to have some places where you don't have to watch what you are standing on and are able to have adult conversations rather than talking about cleaning up excrement and how little sleep you've had (although to be fair "adult" conversations tend to go down that route too...).
The Hospital conversion by Hackney farm is going to kill that area, it looks pure City horror show. -

The main reason we can't answer is because we don't have home buyers packs in England. Therefore I don't know if the price specified therein is taken as the benchmark by a lender of if they do their own valuation down the line.
