Speak to your broker, in my case the valuation fee of the mortgage company was waved as the home buyers report stated the value and they were happy enough with that, it is also the sellers responsibility to ensure the home buyers report is up to date, also, read it carefully as some of the assesors hardly do anything for their money, our house was all 1's, but we found rotten window frames which are in dire need of fixing.

Is the cost of re-valuation normally carried by the purchaser - or covered by the lender as a due diligence thing?
