We made an offer on a house before we bought our current one. We hit asking as we thought it warranted that and was about £60k under our budget.
We were chain free, mortgage and solicitor ready, deposit ready - the vendor had to make a decision on us and another bidder, we were very confident.
The tit decides to go with the other buyers even though they were £15k under what we offered.
His reason...
They were first time buyers and knows how difficult it is to get on the ladder!
