I grew up in Worcester. The other day I searched for houses that cost the same as the one I am buying here in Herne Hill.
There was, in the whole of Worcestershire, one. It was basically a stately home.

Can end up being a lot more than the suggested price, so set yourself a limit and be prepared to let it go if there's a lot of interest.

It is pretty much my dream house. Quiet secluded Cul-de-sac with bloody cobbles. E1. Bargain Price (less than my flat). Next to parks. In need of renovation. Perfection.

Do your research beforehand too! Loads of people end up buying lemons at auction (short leaseholds, major repair works needed, etc).

if you have the cash and can buy it outright then i'd say go for it. if on the other hand you require a mortgage then i'd pass as i wouldn't want to tie myself to a 4 week completion. my mortgage lender told me to fk off when i mentioned the property was in fact an auction property. there was no way in hell i'd be able to complete in time and would lose 40k in deposit...

I went to about six auctions a couple of years ago with the intention of buying with my dad to flip. I did tons of leg work viewing and researching and every time the flats went for mental money, guide price £250k would sell for 400k+.
Also the state of some the houses was unreal, cracks you could put your hand through, fucked leases, strange covenants on the building, etc. Every property I viewed was at auction for a reason and not just because it was in probate.
Homes under the hammer lied to me.
In other news, we also exchanged yesterday and will complete on the 19th, pulled the trigger on architect, windows company, asbestos removal and lintel repairer today. Boom.

Ha. I went to an auction for a place. It was next door so knew it well. Scrounged all the money together that we could afford - about 20% above the guide price.
Sat there till the lot came up.
Held our nerve as the early bidders came in.
Wait for it...
Went sailing past our price and carried on to +50% above guide without us even bidding.
Went home.Fun morning out though.

You say that, but Norwich actually has all the hills. Not like real hills like in other parts of the country, but it has some.
