If you can afford it, a tidy Steel mash build would do nicely? 37's, 2 brakes and some risers, short wheelbase, high bb and so on, nice and nippy for short commutes

Mash work? The hipster tax is too high on that :)

This custom frame I'm talking maybe around 200-300 including surly disc trucker fork.

@TM bit limited on OTP choice around here, other than the big brands like specialized or giant, even then only the road and mountain models.

Fair enough, although i wouldn't be disappointed if i brought one.

I can't believe that you can beat that deal by going OTP. I would definitely go that route.
