Any tips for getting an agent to drop their fees below 2%? Any ideas for avoiding altogether?

When a real estate agent sells their own house it often sells for much more than the market average. Despite these skills, the same can't be said for your house...

Estate agents earn more money by finding as many houses as possible to sell, the incentive to achieve more than ~3% (given the work required) is very low.

You're better off selling your house yourself as you no longer need the exposure of an agent (you can get it on Zoopla, Rightmove, etc, yourself) and your attention to detail and desire to get the best price will be high.

Read the relevant chapter in Freakonomics, it makes sense. (The exception being very high value homes as working to improve the percentage they earn trumps the sale of other properties.)

This may or may not come as a shock to many of you, but I spent a period of time in that line of work.

95% of the people I'd worked with had never actually bought property of their own, but still managed to spout the brainwashed bollocks on cue. I made a lot of money in the first year as a direct result of being honest with any buyers as well as any vendors. The second year not so much, but that was as a result of banks clamming up and not lending money to first time buyers.

Research is key, as well as knowing your area inside out.

I can promise you all this - there's a hell of a lot of skullduggery that goes on behind the scenes, but I'd say that there's always one fucking clown in every office and almost everybody who buys or sells property will deal with this one person.

We've bought once and sold twice privately. It's no more bother than using agents. PM me if you want any info.

We aren't under any pressure to move on. in fact, the cheapest and most sensible thing would be to stay put, we have just found a glorious old house in the south west that we really like the look of. it might be a crazy idea.

This is good. We did a stepped fee for one sale and you begrudge paying hte agent slightly less when you know the increased sale price paid for it. Otherwise, new agents in the area are much more inclined to do deals as they need stock on their books.

Anyone had dealings with asbestos removal? In our case gutters, soffits, floor tiles, electric heaters and garage roof. There goes the budget unless I dig a really big hole and bury it, I'm pretty sure that's allowed.
