This may or may not come as a shock to many of you, but I spent a period of time in that line of work.
95% of the people I'd worked with had never actually bought property of their own, but still managed to spout the brainwashed bollocks on cue. I made a lot of money in the first year as a direct result of being honest with any buyers as well as any vendors. The second year not so much, but that was as a result of banks clamming up and not lending money to first time buyers.
Research is key, as well as knowing your area inside out.
I can promise you all this - there's a hell of a lot of skullduggery that goes on behind the scenes, but I'd say that there's always one fucking clown in every office and almost everybody who buys or sells property will deal with this one person.

Estate agents are the worst kind of sales person. I haven't met one that came across as a professional or that they had any great knowledge in their field. Every one I viewed properties with couldn't answer any of my questions. None had done any research on the places we went to see (what does the ridiculous maintenance charge cover, who is the management company, what are the restrictions around alterations etc). If I'm tieing myself to the most debt I'm likely to ever hold, don't rock up like your selling me a 2004 Ford Focus.
