  • Our loft extension project moving inexorably forward.

    The structural drawings complete, now to put together a schedule of works and put the work out to tender.

    I'm thinking that we shortlist 3 builders, and for due diligence have a chat with previous clients, and see if we can't find someone at the local council that might have an off-the-record opinion.

    Is there any other due diligence that we should consider? Credit checks?

  • How many jobs they're working on and who oversee's them?
    Current jobs / contract values?
    Do they subcontract out any of the work, or is it all in-house?
    Do they have all relevant insurances?

    Have you considered what form of contract you will be using? Are the contractors used to working with JCT contracts for example?

  • are you going to go for one of those velux cabrio type windows you mentioned a while back? (i'm sure it was you!)

    also is anyone else getting it done/had it done in your area that you could ask to look at?

    have you spoken to your neighbours regarding their consent for the party wall agreement? this could be quite tricky if they don't want to play ball.

  • Whereabout are you based if you don't mind me asking. I'll be going through this same process later on in the year.
