  • Jesus. I feel your pain. Ours was a shitstack but luckily not fucked-about-with structurally.

    I'm also learning what it's like to live under a family with two young kids in a one bed flat.

  • Leytonstone to central London or the City by bike is as fast as the tube trufact.

  • oh and lets not forget that if you want to go to the wharf from Walthamstow on the tube you have to go via green park and then back again, something like 20 odd stops.

  • Those things have a horrendous carbon footprint and some dodgy emissions.

  • I find there's no issue with Leytonstone if you're happy cycling everywhere, and agree that the places are generally big and good value. Just a bit of an issue that you have to take countless buses or whatever to get anywhere useful. Or if you have friends or family who want to come and visit as they'll soon stop coming when they realise how isolated it is. They'll soon stop when it's taken them and age to get to you. I also wouldn't really like the mrs walking 15 mins or so from the nearest train station or whatever. Might as well live out in suburbia if you want good value and not fussed about good transport links...

  • Or get the train to Liverpool Street, walk or central line to bank and then get the DLR.

  • You can use the over-ground, the north London line, it's a dead handy way to get to Hampstead or Camden via Gospel Oak where you can change to go all the way to Kew AND you can have a good snout at peoples' back gardens on the way.

  • I'm struggling with your definition of "isolation" to say the least

    if you live in cann hall you can get off the tube at leyton, get the 58 bus from outside the tube and itll drop you off, about 8 minutes later if its clear, a 3 minute walk from houses close to the high road.

    or you can walk if you presumably have legs.

    I guess it depends on whether you want to pay 50k more for a house in Walthamstow which Is 20pc smaller than you'd get in Leytonstone..

  • actually having thought about it (and just checked) its actually quicker to get from my house in cann hall via bus to the tube, and then the tube at leyton/leytonstone (37 minutes) then it would be getting on the tube at Walthamstow to do the same trip (to st pauls) (47 minutes)

  • It's not a bad ride to Docklands either, Leytonstone High Rd south to Vicarage Lane and Manor Road to pick up the cycle lane along the motorway on Newham Way, 40 minutes piece of piss.

  • I live about six or seven minutes walk from Leytonstone tube station, and about ten minutes from the overground. Central line takes fifteen minutes to Liverpool Street which is fine by me. Easier to for getting to-and-from than somewhere like Clapton in my opinion.

  • I'm glad we're back to 'where I live is better than where you live'.

    Forest Gate: cheaper than Leytonstone, equal distance from greenery, 5 minute walk to TfL Rail (Crossrail soon) and Antic pub, 2 minute walk to Overground.

    There's not a lot of nice housing stock, and the stuff on the 'good' side of Woodgrange/Centre Road, but round Odessa Road there are some really nice places cropping up. Plus I'll get to the E7/10/11 forum drinks at the Lord Rookwood, when it has gone gastro, in a few minutes.

  • Did consider and made the mistake of asking the freehold managers. It would have cost us over a grand and two months just to get permission so we just worked around some limitations and will buy the freehold in 2 years.
    The marble subway tiles are going up this week.
