Here's some which caught me by surprise.
First mortgage payment, might be slightly more than normal because of timings.
Then bring on startup & cleanup costs - first stocking the pantry/fridge, cleaning products.
Tools, nails, fence post, silicon sealant, etc
Finalizing bills from previous property.
Goodbye £3k
