  • Top tip, creosote it before assembly.

  • Anyone got a decent builder to recommend in SE(15) London? Pretty small job - need a loft hatch cut into the ceiling, and a vent roof tile installed above, so Forum Recommended Electrician Tim can install the bathroom fan (thanks for the recommendation, whoever it was that linked me up with him btw).

  • Looking at a place for sale by auction, more stress...

  • Not sure what area you're looking in but auction prices have been far exceeding guide prices and pushing towards bad value in SW6 for a few years. Lots of 1 bed flats with £300k guide prices selling for £500+.

  • That is a worry, looking SE, don't think prices will go totally mad but I need to compare previous results to the guide prices. We can go a fair bit over the guide but if that's enough who knows.

  • Does anyone know a decent guide for home insurance? Also, is there a way to work out roughly what I should be paying?

    It's pretty much the cheapest wooden shed money can buy, so as long as you've got a garden your dreams can come true.

    im in around that time... Supposed to be just before, but the way things are going, i might be after.

  • We've done all the work we can in preparation for the builders to do their thing... Apparently we saved at least a couple of grand in doing so. I've never seen so much wallpaper in my life.

    Anyway, time to leave this thread and migrate to the DIY thread :)

  • What's the usual turnaround for responses to offers?

    The property came on the market on Friday at £240k. We viewed Saturday. Made an offer at 9am this morning with cash for £230k.

    Haven't heard a thing. I know they have lots of viewings this week. Presumably they're just waiting until they've heard them all in case they get a better one? Do we need to chase agents to counter offer or will they come back to us if there's been a higher one (either cash or mortgage?)

  • When we made an offer for one place we never heard anything back. After 3 or 4 days we called the estate agent and they said "Oh no, we had much higher offers than yours."

    Cnuts.

    Luckily we didn't get that place, it wouldn't have worked for us.
