  • I like laundrettes too...

  • I bought a brand new washer/dryer when I moved into my own place, it wasn't cheap but after years of rental pieces of SHIT it was the one thing I just had to have unsullied

  • I prefer to air-dry but the drier's useful for when you realise you've got no clean pants and it's 11pm on a Sunday

  • I frequented a 24 hour laundry on Hackney Rd for years, always after midnight, amazing place to relax with a book, used to pack a big D-lock incase it got tasty, never did. It was filled with crack smoke a couple of times, and there was a junky who wiped up his blood then tried to shake my hand, but I can deal with that being a ragamuffin from the streets

  • They were my parents!

  • is it so bad that raking out and repointing won't fix it? that's what i did on mine, and the top few rows of bricks were completely loose and some i could literally lift off.

  • To be honest I'm only going on what the chimney/fireplace folks said. I'll definitely be getting a few more quotes on the work. The pictures and videos he took do suggest a fair amount of rebuilding to me though :(

  • Does anyone have a recommendation for a surveyor, to conduct survey on two bed house in Stoke Newington?

Additionally, if anyone can recommend a conveyancer, please do so.

  • Martin Browne at Gisby Harrison is the recommended solicitor. Don't bother ask him too many questions though as he's helping me buy a house at the moment... :)

@mands recommended Bruce Spenser recently, as a surveyor, but I haven't had the chance to contact him yet:

    Bruce Spenser MSc MCIOB
    Building Surveyor & Chartered Builder

    Orkney - 01856 851957
    Mobile - 07927 123469

  • Martin and Bruce should really be donating to the forum due to the amount of business they're getting via this thread!

  • Orkney - 01856 851957

    Keepin' it local.

  • Yeah, Martin is good.

  • For sale by tender

Anyone know much about this? Apparently means I'm paying the 1.75% fee of the agent so need to take that into account when making an offer.

  • Slightly off topic, but I saw an ad for webuyanyhome.com today. Imagine that - taking way less than market value on your home sale, for those desperate enough to need the money in less than a week.

  • Well how else do you fund the massive cocaine deal in such as short time?

  • Martin at Gisby's is now away until the 1st of September.
Which is handy because we are due to complete on sale and purchase on Friday.

We used a guy called Mervyn Rodrigues for structures on recommendation from a couple of architect friends.
He charged us £400 for a full bells and whistles structural survey of a house with a history of subsidence.
Nice guy, good work... But we did have to ride him pretty hard for a week to get the report out of him.
Even so, we went back to him and asked him to write an even better report and he was happy to do so.

  • It's an horrible practice designed to prey on desperate buyers to artificially inflate the price - but I understand why agents do it, after all they're working for the seller.

Personally I avoid all 'sale by tender' places because I think it's an immoral practice. However some areas seem to be awash with agents all doing it, so you may not have a choice.

  • Even so, we went back to him and asked him to dial up some of the issues highlighted so we could use them as price leverage and he was happy to do so.

Brilliant. He sounds like a dude to be trusted.

I wonder what he would have said if the seller offered him £450 to miss a few issues...

  • Anyone know a surveyor who can get good quality cocaine?
