Well, my 3 bed terrace would now sell for 63% more than I bought it 3 years ago- I guess there's variance depending on property and precise area, but on my road and immediate surrounding roads houses which don't need work are going for £700-£725k. Which is utterly insane. Talked to one local estate agent about it, and another few are always shoving shit through my letterbox screaming about how much my neighbour sold their house for.

Maybe you got a bargain and actually prices have only risen 31.8%, or maybe you overpaid and they've actually risen 144%. Maybe your house wouldn't sell for what you think it would, maybe a bit more, or maybe a bit less.
An assertion of a precise rise based on a sample group of 1 with no actual data, is 101% silly.
But is that just anecdotal? Or have you been talking to Foxton? Zoopla suggests less than 30% increase in last 3 years. And my new se15 flat was less than 50% increase of its sale price over 5 years ago.
