Happened to me too many times. That descent now comes with a firm application of brakes.
Mind you, not a single Kent hill is safe from the fucking fly-tippers. I'd chop their fucking legs off if I were in charge. -

Hmm, well I did get in touch with the manufacturer and they told me a replacement spout was €400, but they'd let me have it for €200. Yay. I told them I wasn't going to spend €200 on a spout which breaks, so they then offered me an extra €150 store credit after buying the spout. Yeah I don't think they really understood my feelings towards their shoddy overpriced shiny italian tat.

In my limited experience and esp if you are in market to buy, developing a panic to be on the ladder is pretty easy. Especially with the media pieces such as the link you posted. FEAR etc.
Of course there is more demand than supply but at the end of the day no one knows or can predict how the market will react.
Keep calm, be patient and keep looking; if you can afford a place now you will afford a place a year from now. Its all about relative affordability.

I think the Sunday Times a couple of weeks ago had SE london on its top 10 biggest price rises.
Can't remember where though. -

I blame shire lane strava segment
-
• #9321
I can tell you that in 3 years SE15 has gone up around 63%.
-
• #9322
But is that just anecdotal? Or have you been talking to Foxton? Zoopla suggests less than 30% increase in last 3 years. And my new se15 flat was less than 50% increase of its sale price over 5 years ago.

Well, my 3 bed terrace would now sell for 63% more than I bought it 3 years ago- I guess there's variance depending on property and precise area, but on my road and immediate surrounding roads houses which don't need work are going for £700-£725k. Which is utterly insane. Talked to one local estate agent about it, and another few are always shoving shit through my letterbox screaming about how much my neighbour sold their house for.
@bashthebox
Def not a pro-tip but
My tap, much cheaper than yours at £250 quid, recently went wrong. The 1/4 turn valve was loose and the handle which covers the valve (via convoluted custom made part) would no longer stay fixed. I found out who made it and rang them and they simply sent me the new parts gratis! It might be tricky finding out who made it as opposed to who supplied it but worth a try I'd say.
good luck
