IFA has done the majority of the reapplication (or at least changing the existing application details) and I've paid for the valuation. I've also paid again for the arrangement fee which I wasn't supposed to because we paid it previously and never took out the mortgage. That is being refunded today hopefully and the IFA has got the Halifax to agree to refund the 2nd valuation if and when we exchange.

Yep, saw that. Our street is on the list... Considering all the front doors are already different colours and loads of places already have uPVC windows and loft extensions, I don't really know what it means.

But... if you had a one bedroom flat to let in East London, which are the least cunty managing agents?
How bad are Foxtons? They are managing the flat below mine and making the landlord (my previous neighbour) a tidy sum of money...

so many variables as to who you would use as to where you are and what type of property it is. I have nothing but good things to say about the staff at davey stone in broadway market and would personally speak to them before foxtons et al.

I know that quite a few people here have purchased or are about to purchase a period property, and might therefore be thinking about getting some plantation shutterrs for their windows.
I have just had the misfortune of dealing with hillarys blinds in trying to order some for my house, and they have totally stuffed up the order, after having made us wait months for them, and they have been less than impressive in trying to sort it all out (after having had my money for several months)
i'm going to reoder them through california shutters who cannot be any worse than hillarys and would counsel everyone to stay away from hillarys - as they are a total joke.

Cool thanks, this is the sort of advice I need.
Whilst I would like to make some dosh from letting out said flat, I also care about the tenants being treated well.I would be going abroad and not able to deal with broken boilers etc, so would need it to be 100% managed.

if you remove a few tons of brick which are substantially holding up several more tons above them, without replacing the original load bearing bricks with something of equivalent load bearing strength, i.e. a suitably designed and installed RSJ and bracing, then at some point early structural failure will occur. How early, and with what consequences it's hard to say, but even if you sold the place on after having done/not done the work, you and the 'builder' could still be liable in event of injury to subsequent tenants.
tldr = get it done professionally and signed off by BC, or not at all

I like the fact you care about how your tenants would be treated. Hopefully you go with a company who don't charge tenants >£100 every time they want to renew their fucking tenancy agreement!
Fuckers. Even though our existing mortgage offer (for the house we are no longer buying because the vendors are idiots) is with the Halifax, we need to re-apply for the mortgage for the new place. IFA is on it and doesn't seem concerned but it's still another uncertainty I have to wait for. If we get stung by the affordability bullshit (just been on holiday, paid mrs_com's college course for the year [she works full time, doing a course one day a fortnight]) I will go fucking spare.
Everything says it will be fine but I hate that it's in somebody else's hands.
