This is the one thread on here that makes me happy to be an old fart, some scary, scary numbers on here.
Haven't lived in London for 15 years but still got my flat, I remember feeling sick to the pit of my stomach signing contracts thinking £170000 was ludicrous for a 2 bedroom flat.
Only lived there for two years before my job took me elsewhere, I almost sold it at a loss that year. Best decision I ever made was keeping it :D

Does a homebuyers survey also function as a valuation for the mortgage company?

the mortgage company will take the valuation from the survey to see if they want to hold back a rentention, or if they are happy lending on the full amount -

why don't you port the mortgage across onto the new place? most mortgage companies allow this with no fee. have you explored this?

We could do that, but we wouldn't be able to borrow more.
Our circumstances meant that we can borrow quite a bit more now and still be at a good LTV.
So we just factored the break charge into our sale budget and absorbed it. -

It won't be. The question is whether it's worth what you're paying, not whether it's worth any more.
Just to be clear - a lender is unlikely to accept the valuation of an independent Homebuyers, they will want their approved surveyor to do it. So if you organise the survey through the mortgage you're OK, but if it's separate you'll need their val too.

why won't they let you borrow more? you can take out a separate mortgage with your lender to increase your borrowing. have you enquired about this?
It's still frowned upon to call them "the bastards" though, apparently.
Oh well, lesson learned.
