  • You can only self certify if you are a "competent person" i.e you are an independent building inspector and not working for the local authority

    Being a shared garden, it'll have to be on the side rather than at the end, if that makes sense.

    That's pretty optimistic, you'd have to keep it remarkably clear of anything else to actually be able to work on a bike in a 6x8, especially if you're storing another one in there at the same time. I've got a 6x8 and I can only just hang a bike by its front wheel under the ridge (although I do ride a 62cm frame), everywhere else the roof is too low. That means it sticks out into the middle of the floor, making other work in there almost impossible. Add a couple of spare wheels/tyres, a workstand, some tool storage and a trackpump, and various other odds and sods, and you're down to no space at all very quickly!

    All other things being equal: how much less should / would one pay for a house with a flat roof, compared to a house with a "regular" pitched and tiled roof?

  • Well, a good flat roof is better than a crap pitched roof. Hard to generalise.

  • also consider insurance for houses with flat roofs.
    if flat roof > 50% of total roof, it's more costly or premiums go up or something.

    Got to be a bit careful with Bramley - there are a few 'types' around there, that's why it's cheap. Make sure you ask the seller what the neighbours are like because they have to tell you if the bloke next door is a meth dealing rave music enthusiast with a garden full of pit bulls. If they don't disclose that sort of thing they can get done.

    I've checked the crime map. A possible 'problem family' around the corner with the amount of anti-social complaints but has no more reports in the last three months.

    That Aldi up the road is a cracker too - it's where we do our weekly shop!

    I read your previous posts about loan to value shortfall, we're currently on the other side of the fence where our buyers mortgage valuation is £40k less than our accepted offer. Did you find a resolution with the seller or walk away in the end?
