Like my situation...
If they're stretching and their mortgage provider values the place under, they'll have to stretch more to cover the difference, and/or turn around and lower their offer.Awesome place Dammit!

reading the advert further planning permission was also granted to extend and develop it in 2013. so its baffling how it could end up in a such a state like that when someone had those intentions. maybe rented out and then trashed?
i particularly like the work top that seems to block an outside door. -

Vendor is still considering my offer! I have no nails left - arse.

• #8380
No. It's too expensive.

lovely place there wj, i can see why someone is stretching themselves to own it. i've been through this similar turmoil before but on a smaller scale (on lettings) but it felt the same nonetheless.
in this market offers can be quite fickle so if you have someone with the readies, is paying over asking and is in a solid position then i wouldn't dick about to be honest -

Thanks.
We really love it here and have put a lot of work into it - moving the kitchen from the back of the house to the front, knocking through and creating that living space.
We are really sorry to go so the idea of giving it to someone who really loves it is quite nice.Pretty sure we are going to accept and get motoring on more serious and focussed viewing for our purchase now.

It's a very nice flat. I'd let people see it over the weekend.

I would take their offer, someone might offer more but be relying on more financing from the bank which may not be realistic.

@WjPrince beautiful place, really well appointed interior. And some lovely robin day bits.

I like the way it has an EPC.

Maybe it was a bad-tempered divorce and someone said "You're not getting the wood-burner, you BITCH".
-
• #8389
I agree, amount of work required on top of that asking price - some big wedge.
@Dammit you won't get away with some filling, plastering and a couple of layers of emuilsion in there. However I'd leave the bathroom as is cos it looks wicked
Any idea how much the church charges for exorcisms these days? I'd get a priest in rather than a surveyor

It's an interesting one, here's another property on Ringmore Rise - more bedrooms, in good condition, and probably well over a million quid in todays market: http://www.zoopla.co.uk/property/7-ringmore-rise/london/se23-3df/21193231
I expect the Demonically possessed number 45 will be snapped up by a developer for cash, hugely extended and then put back on the market for 1.4m

Judging by the boarded up french door possibly a break in and theft of all things metal. Great project though.

They would never find ToJ's body Ru, that's for certain.

Just discovering that you need permission from the freeholder to do things like put in a new floor and stuff like that.
Why?
-
• #8399
because they can be structural changes. Check your lease.

The ''skin'' of the building is owned by the freeholder, a leaseholder only has a right to live in the building, a lot like a fancy tenant...
I think we are going to accept the £13k over asking.
This is my place.
