But they've got some fancy light fittings which they are going to take, maybe, still getting an itemised list.

There's a chandelier which i do not want so thats fine.

Apparently all their furniture is up for grabs too. God awful mirrored bedside tables, dresser and a union jack chair. erm no thanks TOWIE.

Unlucky, I got fridge freezer washing machine and microwave with mine.

We got a huge American style side-by-side fridge-freezer. Previous owners just left it here, probably wouldn't fit where they were going. Wasn't in the list of stuff we were expecting and we certainly didn't pay extra for it. I expected it to break down soon after moving in (8 years ago) but it's been fine.

Been back to the place today with the missus. Luckily she likes it.
At the moment, there's just cheap landlord carpet over floorboards which are more of an underfloor from what I can tell (gaps and all). They run sideways in the hallway so am I right in thinking we just stick proper floor boards on top of this?

The boiler isn't as old as I thought - its a Main combi 24 which is the same as the new one at my mates rented place. They dont have any issues with it so that's good.

Spotted an old TV aerial literally hanging off the roof in the back... That will have to go.

I took some pics of details and the electrics that I'll post later but they look fine.

Re floorboards, you'd probably have to lay some kind of underlay over the top of the boards you have, and then put laminate/solid wood/engineered wood over the top of that.

'Proper' floorboards, as in the kind you see when you see 'original wooden flooring' advertised with a house, are nailed into joists generally with nothing underneath.

Sweet. Thats what I assumed. My mate used to install floors for a living so I'll nag him in to helping.

Kitchen needs re-plastering on at leat one wall. Then we're good!

Yeah, I'm getting antsy that this place is going to end up costing way more than 300 once we've done everything. The floor is making me a bit nervous.

And we have to make sure the plumbing etc is done before we get a floor put in.
