@well_is_it Really sounds like it's time to start looking further afield. £300k will get you so much more a little bit further afield - Leyton, Leytonstone, Forest Gate - without too much extra commute. The Walthamstow ship sailed a good while ago, and I think the scraps aren't worth fighting over.

I missed the Walthamstow ship, that was two years ago, and don't regret it in the slightest. Agree with tommmm, some nice places to be found in Leyton/Leytonstone/Forest Gate. The purpose built Abraham maisonettes are Leyton's answer to the Warner and were really well built. Some lovely streets around Francis Road. You get more for your money South Leyton/Cann Hall plus down there it is super easy to spin across the Lea through the Olympic Park to Victoria Park without having to mess around with the ghastly Ruckholt Road, as princeperch mentioned. Also worth mentioning the interesting selection of independent bars and restaurants moving to the retail units in the East Village this summer in the park, Tina we Salute You, Bottle Appostle etc

Foxtons will tell you to get more money from Halifax, because as far as they're concerned there's nothing wrong with the way they've valued the property - remember: they're not working for you.
As an alternative, they'll suggest that you use their mortgage broker who will miraculously be able to find you the extra 40 large.

So much this, or alternatively they will suggest you try a different lender as yours are unreasonable. Failing that they may try to discredit the valuer and make accusations of them being unprofessional, in order for you to try again with someone else.

to be honest i think you did well missing out on that.
i don't think that's worth 290. i found my mate a 1 bed in the best private block in walthamstow and he got it accepted at 265 and is due to exchange in a couple of weeks. that one was 100sq ft bigger than the one you looked at. there are deals out there, don't rush it. if you like walthamstow just be patient.
this one came on about 3 weeks ago and went straight under offer. 270sq ft bigger than the one you were looking at. but not sure about how easy it would be with your lender as some don't like lending above commercial property.

What is it with estate agents' photography? The one above has gone to loads of trouble to take about 4 shots of exactly the same thing and lots of pointless large aperture photos of saucepan lids, but then not been especially careful about getting the shutter speed right so lots of completely blown windows and detail missing in the lighter bits. Does this really sell properties better than a single, in focus photo of each room?
What the actual fuck is this supposed to show me?
Verticals are vertical, tho, which is nice.

yes i hate to say it mate but that one was a much better deal and you missed out there. probably the best one i've seen for a while. don't beat yourself up about it as your lender might not have been willing to lend on that property anyway. there will be others.

There is a consistent and ongoing opportunity for me to move to Edinburgh through work, but our lass's business is inextricably linked to London and the South East.
Reckon we'll start looking in Brockley, New Cross, Lewisham, Deptford, St John's for a "doer upper"
