  • Age shouldn't be a problem - we got the Chelsea Building Society to lend us c. 5.2x joint gross income last year, age 21 and 24.

    well this is old school lath and plaster. we're having a few partition walls taken out to accommodate a bathroom upstairs. its absolutely filthy work.

    apparently it is a lot better for sound insulation than modern plasterboard!

  • i've finally caved and agreed to mrs hell's demands that the bedroom should have a telly in it. how much of a ball ache is it to route some cabling from the lounge to the sin-pit and is it worth getting a pro in to do it?

  • In the second photo, on the right hand side, you can see the keys of bonding plaster which push through the laths on the opposite side of the wall. These keys often eventually break off which leads to cracks forming along the plaster. There are methods for fixing this though.

    Having lived in a typical flat conversion that didn't meet building regs, I can attest to uninsulated stud walls having next to no acoustic insulation. You can sometimes talk through them.

  • DTT or satellite? Are you wanting to run under carpet or along the skirts/around architrave?

    I think we'd only be looking to borrow 2/3 times our income, which I think is ok - this would allow us to look at properties between 5-600k which is what I think we will need and the re-payments look to be similar to what we pay in rent anyway.

    You can probably find a miniature cable which isn't too tricky to fit.

    You don't get a lot of choice on mortgage providers but our rate was OK (0.5%-1ish more than market best) and the process is longer/harder. The process seemed to be that they pile them with every single bit of financial information we had (sometimes going back years) until they relented. We had to pay the mortgage broker but there was no way we could have proceeded without them. It was not only there knowledge of the process but there contacts at the bank (Clydesdale). We provided 100s of docs.
