I'd definitely make sure you've seen a few places in a few areas before putting an offer in.
We put an offer down on a place we saw the first day of viewings, and I'm fucking glad now we didn't get it as in hindsight I think it was just the giddiness of seeing a place we could afford with solid walls and imagining us living there. Looking back, where we've ended up is a better property, in a better area, with more potential.
In the end we decided something on something with walls that are falling down and which is still inhabitable, but I'm still sure it was the right decision.
Even after they found that a load of the joists under the downstairs floor have wet rot, I'm still sure, I think.
But yeah, I'd make sure you have seen loads of similar places, seen what you can get for the same money in neighbouring areas, and be sure that you can take on any work that needs doing before you put an offer in.

Inside of the garage I just bought. Once I've skipped all the junk inside it should make a nice man cave. (bike rack was already there, I have hooks for each bike once I've made some space)

I have actually cleaned the bike since this photo, though there is not much point as I'm commuting 20 miles on it each day and it gets filthy again almost immediately.

I have a garage too which I would LOVE to transform into a mancave/studio. Annoyingly I also have a car. Am seriously considering buying a non-driving neighbours garage.

The other guy who offered is going back for another viewing to see if he's going to increase his offer, if not it's ours, if he does we have a chance to match it again. Owner has also told estate agent he'll sell to us if we offer the same as the other guy. Estate agent told us she'd seen the other guys mortgage offer and he's not got much more to play with. Should all be sorted in a few days.

I complete on Friday. No exchange as I'm only buying out a tenant-in-common, so Friday's the big day.

What is tenant-in-common? Are you buying half the flat off her, or are you buying out someone else who already owns half of her flat?
If the latter, are you buying out her ex?.... That situation sounds like it would be mad LOLZ.

On the one we finally bought (after seeing 40 odd) we put the offer in while still in the property. Agreed price there and then and they cancelled rest of viewings.
Few others we wanted to think about didn't hang around.
