  • I'd appreciate some advice, if anyone's got any. I've just noticed a patch of damp in a bedroom wall, at about knee / waist height. I'm pretty sure it's being caused by the join between the pipe from the sink etc in the kitchen and the stack pipe, as indicated by the red arrow in this photo:

    What's the best way to go about fixing it? We're on the second floor so it'll need a large ladder.

  • awwkward access there - never a window where you need one!
    It could hopefully just be blocked / slow / fatty - have you noticed any draining problems/ slowness in the sink?

  • Hard to see from your pic, but it looks like the pressure relief valve from your boiler has been discharging. See the staining on the wall under the small copper pipe.
    The waste pipework in that area doesn't seem to be connected to anything in the building. The fact that it just terminates with what looks like an open end is wrong too and may be causing bad odors but this is a separate issue.
    As I say it's hard to see in the pic bit it may well be time to get the boiler checked out.

  • Have you had heating on when you have been away for 3 weeks?

    Having enlarged the photo, the longer overflow pipe, not the one drawn back on itself seems to be staining the wall. But this has been happening over a long time, so don't think it is related to that.
