Jam St being worked on when I rode by recently too, hope it'll be a cafe bar again.

Jam st has reopened, it's a hodge podge of styles and generally seems to have lost its way. Will be sticking to the Hillary Step

Totally agree with this. Though the name remains unchanged, I don't see any of the old Jam St in the new Jam St. New place seems distinctly average/generic.
